1- $20,000 Guarantee
$20,000 guarantee is paid to the seller if the loan does not close based on conditions and expiration date of the approval as outlined in the Alerus pre-approval letter. The guarantee is available for all mortgage loans except new construction and renovation.
The guarantee is not applicable if:
(1) Borrower, seller or any third party cause the delay or elect not to close on the real estate sale.
(2) Borrower fails to sign required disclosures or provide key documents by the requested due date.
The $20,000 guarantee, if applicable, is available to the seller only and not any of seller’s agents, representatives or related parties.
2- Refi Ready Program
Subject to credit qualification, not all applicants may qualify. This is not a commitment to lend. This offer is valid on first lien, purchase transactions only and is non-transferable. 3- Alerus Purchase Special
The $1,000 credit toward closing costs applies to Alerus mortgage loan applications for primary, secondary, or investment properties. Qualified borrowers must lock their interest rate on a purchase transaction by October 31, 2023. An executed agreement or accepted purchase terms are required to lock an interest rate and terms.
