Sell a Home During Winter? Yes, You Can!

Winter can put the chill on home sales, but that doesn’t mean the market freezes completely. In fact, while getting a home sold in the winter does have its challenges, there can also be some advantages. 

For one, there are usually fewer homes on the market compared to other times of the year; this reduced inventory means your listing can stand out. And, the buyers who are out shopping tend to be serious – often they are looking because they need to find a house for one reason or another. So, what can you do to increase the chances of a successful winter sale? Here are a few common-sense tips that can make a difference.

  • Keep accessibility in mind. That means shoveling walkways and clearing the driveway. If there’s a sidewalk, clear that too. You don’t want buyers to have a hard time getting to your door!
  • If your house has a patio or deck, clear the snow away. If possible, remove snow from the roof as well.
  • Green things up by adding seasonal greenery to the entry way. And if you have evergreen trees or shrubs, try shaking off the snow to highlight them.
  • Let in the light. Open blinds and shutters and pull the drapes open to let in natural light. Turn lights on in the house, and brighten dark rooms by placing spotlights on the floor behind furniture.
  • Wash the windows, especially those that face south, where strong sunlight during the winter can flood in and reveal dirt, which makes the home look like it hasn’t been well maintained.
  • Create warmth literally and figuratively. Flameless candles lend ambiance, and if you have a gas fireplace, turn it on. Finally, turn up the thermostat a little; the home shouldn’t feel cold and drafty.
  • Make sure your listing includes photos that show how the property looks in spring, summer, and fall.
  • Remember to think spring. In our area, the “spring” market starts heating up in mid-February with buyers seeking to close in April and May. Listing in January can put you ahead of the competition.
